Terry, I liked how you asked good follow up questions for each of these 3 pillars. Granted you could spend the whole interview talking about each. But I thought you did a great job finding a balance to learn more on public safety, affordable housing, and economic development while driving the interview forward. Thanks for doing these interviews. On the 2040 plan and triplex issue, the reason very few have been built is that most city lots are still limited to 2.5 stories with strict requirements about the size of the building's footprint. Developers who are interested in building triplexes will tell you that the units you'd be able to build wouldn't command enough rent. With a larger building, the units would rent for enough to make the building financially viable. It's a big shortcoming of the 2040 plan. We need to better support small scale development and not rely only on corridor upzoning. If we only build on commercial corridors, it's going to be almost only apartments with studios to 2 bedroom units, and not provide enough overall supply. We need some variety.
Someone that understands budgeting is a very good start, he also sounds willing to compromise and is not anti-business. Can we get someone like that to run in my ward.
